CLARK, DIRECTOR OF
CONIlIUNITY DEVELOPMENT, to amend Section
XI (B-1 Neighborhood Shopping District)
and Section XXI (Special Use Regulations)
of the Zoning Ordinance (Ord. #3512) .
Mr. David Clark was present and spoke for the petition stating
that the petition would allow change in the ordinance for a
funeral home to be located in a B-1 district. This use is
compatible with the district and would be allowed through special
use regulations. The Plan Coaunission would review the plans and
quality of development for any proposed use.
Mr. May questioned if there were plans for this type of use.
Mr. McQueen stated that there has been an inquiry recently and
others have been received over the years. The change would allow
for broader site selections if permitted.
Mr. Thomas questioned where existing B-1 shopping districts are
located. Mr. McQueen cited location of B-1 zoning along North
and South Jasper Streets as well as North Main and North Water in
the 1300-1600 blocks. Mr. Clark noted that this use is similar
to a church as there is traffic at times but otherwise quiet.
Mr. May questioned the parking requirements for a B-1 district.
Mr. Clark stated that parking requirements depend on the
individual use. For this type of facility requirements are one
parking space for each 50 feet of floor space with regard to use
of rooms.
' n from the audience stated that he is interested in
A gentlema
opening a funeral home at 1725 North Jasper which is presently
zoned B-1.
It was moved and seconded (Brinkoetter/Perkins) and unanimously
approved that Cal. No. 93-05 be forwarded to City Council for
approval.
