;-- • _ ..-- �. ,-- --. <br /> . • s — :�=� �� _ . <br /> July 31, 1990 <br /> Decatur City Planning Commission <br /> Decatur Civic Center <br /> #1 Civic Center Plaza <br /> Decatur, IL 62523 <br /> Dear Commissioners: <br /> Business obligations make it impossible to attend your <br /> August 2 meeting, but I wanted to express my opposition to the <br /> proposed rezoning of the former Cresthaven Country Club. <br /> I believe a change in zoning to allow any multiple family <br /> dwellings in this area is inappropriate. The proposed duplexes <br /> would be out of character with our neighborhood. The property is <br /> properly zoned R-1 and should remain that way. The closest <br /> existing multi-family dwellings are located near the intersection <br /> of Water Street and Mound Road, about two miles away from this <br /> property. I am concerned that this rezoning could set a <br /> precedent for vacant property just outside the city limits that <br /> could be annexed in the future and developed with multi-family <br /> housing. I also think this rezoning will have a detrimental <br /> affect on the property values of the surrounding area. <br /> The higher density dwellings proposed by Jim Masey will only <br /> add to traffic congestion on McArthur Road and Ash Avenue. As a <br /> resident of Ash Avenue and the father of three small children, I <br /> am very concerned about the additional traffic that would created <br /> by building duplexes. <br /> Additionally, I am concerned about the ability of the <br /> sanitary sewer system to handle this additional residential load. <br /> During this spring's heavy rains, leaks in the sewer system <br /> caused it to be overloaded and resulted in an expensive and <br /> smelly clean up. <br /> Thank you for your consideration. <br /> Sincerely, <br /> � • <br /> � � � <br /> Rodney d Sally ith <br /> 464 Ash Avenue <br />
