(b) That prior to the issuance of any building permits for said premises, detailed plans regarding streets, water mains, fire hydrants , sanitary sewers, storm sewers, parking lots, landscaping, building setbacks, and recreational areas be i submitted to, and approved by, the Departments of Public Works and Community Development. � (c) That all required street improvements shall be approved by the Village of Forsyth, Illinois, where said streets lie within the jurisdiction of said Village. (d) That those recreational areas shown on Exhibit A hereto shall be regularly maintained by the permittee, said maintenance to consist, at a minimum, of timely mowing and repair of equipment. Section 5 . That except as authorized by the provisions hereof, the Petitioner otherwise comply with all applicable � building, construction, mechanical and zoning codes and ordinances of the City in the development of said premises. Section 6 . That the Districts hereinabove mentioned are those districts set forth and defined in the Zoning Ordinance, and all the provisions, regulations, restrictions and requirements therein set forth shall apply to the premises above described herein. Section 7 . That said special use permit granted hereby be, and it is hereby, made subject to the applicable provisions and requirements of Ordinance No. 3512 , the same being the Zoning Ordinance of the City of Decatur, Illinois, and that the Zoning Map of said City be amended in accordance herewith. Section 8 . That the zoning of said premises as set out herein, and the special permit granted hereby, shall be shown and verified on the District Zoning Map as in such Zoning Ordinance provided and said Districts be, and they are hereby, amended and changed as herein set forth.
