The property to be rezoned is a <br /> part of Lot 1 of the existing St. Mary' s Addition to the City of <br /> Decatur, and Petitioner will be filing a request for approval of a <br /> "minor subdivision" under the Subdivision Ordinance of the City of <br /> Decatur if the change to 0-1 zoning is approved. <br /> 6. Petitioner desires a change in the zoning from its <br /> existing R-1 to 0-1 in order that an office/clinic building may be <br /> constructed. <br /> 7. The proposed zoning change will not be detrimental to <br /> the general public interest or to the purposes of the Decatur <br /> Zoning Ordinance for numerous reasons , including but not limited <br /> to the following: <br /> a. The property to be rezoned is surrounded by <br /> Petitioner's own property, except on the south where State <br /> Highway No. 47 adjoins it. Beyond that highway, the property <br /> is adjoined on the south by Chandler Park. <br /> b. The character and use of the surrounding property �I <br /> is consistent with the use planned for the property to be <br /> rezoned , i.e. , hospital , clinic and office uses. <br />
