 ." Page 2
TAXES AND HISTORY
The subject property is owned by the City and as a result the
property is not on the tax books. The city acquired the pro-
perty in May of 1965.
ZONING
The zoning records of Decatur indicate the zoning to be R-3 re-
sidential. The city zoning office advised that since the area
is being used for parking that there may be a special use per-
mit for parking but this was not verified.
NEIGHBORHOOD
Subject neighborhood is part of what is generally known as the
South Shores Area of Decatur and is lcoated slightly over a
mile south of downtown Decatur and just south of Lake Decatur.
The immediate neighborhood is both commercial and residential
in nature. Subject is adjoined by parking or driveway areas
or building improvements of Southtowne Shopping Center on the
North and Northeast, by residential properties on the East,
by a City of Decatur firehouse on the South and by U.S. Route
51 on the West. See aerial rap in report.
LAND
Subject land according to the legal description is rectangular
in shape measuring 115' x 210' or a total area of 24,150 S.F.
Topography wise the lot is level and the vast majority of it
is surfaced with asphalt surfacing in fair condition. There
are concrete curbs on all sides except the north or north-
east. The enclosed plat which was furnished the appraiser by
Ir. Landholt reflects a watermain and sewer easement across
the northerly portion of the lot. From observation there is
an underground drainage structure which appears to be approxi-
mately 5' x 7' which bisects the area in question in a South-
easterly-Northwesterly direction. There is also a 10' wide
perpetual easement in favor of Illinois Power Company for the
construction, operation, repair, maintenance of electrical
transmission, distribution and communications lines a system
on over and across the easterly portion of subject property.
This easement is recorded in Book 2184 page 902 of the Re-
cords in the Recorder's Office of Macon Cour.ty, Illinois, and
was dated August , 1985. Photographs reflecting the general
lot, water drainage structure and electrical easement are en-
closed as part of this report. See plat with subject marked
thereon in report. Site improvements include the aforesaid
surfacing and curbing and there is some striping on the lot
to identify the 55 marked parking spaces on the overall tract.
