Too, they would no longer have a road (Brenaeman Road)
bisecting their overall property and as they point out it they can ..
secure their operation from the public. The vacation would of course
be subject to the apparent telephone easement. If Brenneman Road is
vacated ADM would have the respoinsibility of maintaining that por-
tion of it that they would use.
The Querrey interest would obtain the North half (25') of the East
leg of the 3 legs in the proposed vacation but would lose access to
Brush College Road via Brenneman Road. Future access to the West
would basically be via Rowe Road, Gun Club Road, and Rheas Bridge
Road to N. Brush College. A secondary outlet would be through Faries
Park.
The city would gain the advantage of no longer haning to maintain
Brenneman Road.
In reflecting oa what fair compensation would be for the vacation.the
appraiser reviewed sales in the area. The seven sales including five
where ADM was the buyer are as follows:
SALE 1
In December of 1986, two members of the Traver family sold to ADM a
_. tract of 71.62 acres for ;429,726 reflecting $6,000 per acre. Lo-
cated at the Southeast corner of Rheas Bridge Road and N. Brush Col-
, lege Road. Some land was traded as part of the overall consideration.
SALE 2
In October of 1985, Illinois Central Gulf sold to ADM an irregular '
shaped 7.36 acre tract (triangular) over 1,800' in length and varying '
in width from 0' to 270' . Located just East of Brush College Road and
