Re: Sidewalk Vacation <br /> 100 Block South Main Street <br /> Decatur, Illinois <br /> (legal description continued) <br /> distance of 20.5 feet; thence northerl alon a strai ht <br /> Y g g <br /> line parallel to the east line of Lot 4, a distance of <br /> 21.54 feet; thence westerly along a straight line parallel <br /> to the north line of Lot 3, a distance of 11.17 feet; thence <br /> northerly along a straight line parallel to the east line of <br /> Lot 4, a distance of 58.26 feet; thence westerly along a <br /> straight line a distance of 9.33 feet to the Northeast cor- <br /> ner of said Lot 4; thence southerly along the east line of <br /> Lot 4 a distance of 79.8 feet more or less to the point of <br /> beginning, containing 985 square feet more or less. <br /> We are advised that the purpose of the vacation is to permit a <br /> 2nd floor overhang of a proposed building over the vacated area <br /> including columns to support the overhang. <br /> Our physical inspection of the area in question reveals that it <br /> is currently being used as either sidewalk and or parking area as <br /> indicated on the enclosed plat identified as demolition site plan. <br /> Currently there are eight city parking spaces as identified on <br /> the above mentioned plan and the second enclosed plan reflects <br /> what is proposed. This proposal will reduce the number of city <br /> parking spaces at this specific location from eight to six. <br /> This situation is best identified on the third plan which is en- <br /> closed and identified as revised site parking plan which re- <br /> flects the loss of 2 city parking spaces. Apparently, the re- <br /> vised plan would permit the owners of the plaza to gain a total <br /> of 5 parking spaces on their own land. Since the city will lose <br /> 2 parking spaces a logical trade off for this aspect of the pro- <br /> blem, if it is agreeable with all parties, would be for you to <br /> give the city two parking spaces facing S. Main Street immediate- <br /> ly south of the property line dividing your property and the city <br /> parking lot. In such event provision would have to be made for <br /> ingress and egress to the 2 parking sites. <br /> Even though we are not appraising for market value but rather for <br /> the benefits that will accrue the appraiser feels that it is de- <br /> sirable to look at the market place to see what land values re- <br /> flect. Among the sales reviewed were the following all located <br /> within two blocks of subject. <br />
