' � Director of Com�unity Development of the City of <br /> Decatur, Illinois , of said plans and specifications <br /> and that which is shown therein. <br /> (b) That before applying for a building per- <br /> nit applicable to said premises , and before com- - <br /> mencing any construction or any improvements on said <br /> premises , petitioners either improve or cause to <br /> be improved Enlow Drive from its intersection with <br /> Franklin Street Road west to the west right-of-way <br /> line of Reeder Drive , and Imboden Drive from its <br /> intersection with Franklin Street Road west to the <br /> ' west property line of said premises , such improve- <br />, ments of said streets i <br /> to be n accordance with <br /> urban design criteria commensurate with antici- <br /> pated travel, but in no case less than City of <br /> Decatur subdivision minimum standards , as approved <br /> b the En ineerin i i ' <br /> y D v sion or that etitioners <br /> g g , P <br /> furnish bond or bonds in such amount as may be <br /> determined by the Director of Public Works and in <br /> such form and with such surety or security as may <br /> be approved by the Legal Department , said bond or <br /> bonds bein conditioned u on such im rovements to <br /> g P P <br /> Enlow Drive bein cor:i leted within two ears of <br /> g P Y <br />� the date of the buildin ermit and bein further <br /> g P � <br /> conditioned upon such improvements to Imboden Drive <br /> being completed within 5 years of the date of such <br /> first building permit for said premises or within <br />' two years of the issuance of a building pernit for <br /> the construction of Building D as designated on <br /> Exhibit B hereto, whichever date r.iay first occur; <br /> provided that , sidewalks will be required only on <br /> one side of Imboden Drive, to be determined by the <br /> Engineering Division, and only on the south side of <br /> Enlow Drive, and said sidewalks shall extend to <br /> the west property line of said premises on both of <br /> said streets . <br /> (c) That petitioners will be reimbursed by <br /> the City of Decatur for 50 percent of the costs of <br /> all of the improvements required by subsection (b) <br /> hereof except the sidewalks . "Costs" as used <br /> herein shall include but is not limited to labor, <br /> materials , and engineering fees , but shall not <br /> include land acquisition or dedication. Engine- <br /> ering, including resident engineering, construc- <br /> tion guidance, inspection and construction staking, <br /> shall be performed by petitioners and fees for <br /> such engineering are hereby defined as and limited <br /> to ten percent of all other construction costs . <br />
