There will be <br /> only one access drive <br /> onto Mound Road thereby properly ; <br /> controlling traffic movements. Further, it should be noted <br /> that the corner area of Taylor & Mound remains open, permitting , <br /> ; excellent vehicular site distances for this increasingly j <br /> ' busy intersection. As this area is a part of the residence � � <br /> � development plan, the City can assure that this area be main- � ' <br /> : tained as presented in the plan if approved by Council. The ' <br /> ;� plan proposed to provide 96 parking spaces which is nine ! '� <br /> spaces over, the minimum requirements. <br /> � <br /> With sewer and water now being extended to this intersection, <br /> it is expected that much greater pressure to develop this <br /> intersection for commercial use will be present. The ; <br /> Comprehensive Plan reflects the goal of limiting commercial � <br /> business on Mound Road to only a very few locations to assure I <br /> maximum traffic flow along Mound Road. The plan only proposed i <br /> commercial land use for the southeast corner, maintaining i <br /> residential uses for the other three. Staff believes this � <br /> goal may well be difficult, but believes the benefits for ' <br /> traffic flow will be great if the land use plan is maintained. <br /> We. believe the proposed R-5 RDP is in harmony with that plan i <br /> and yet allows the property to develop, as the city is ' <br /> permitting the Sims Manor Addition on the south side of Mound ! <br /> Road to develop. � <br /> In view of the above, staff recommends approval of the petition.
