It was noted <br /> that the proposed R-5 RDP plan will maintain an open corner at <br /> Mound & Taylor from any further development. <br /> � <br /> The committee agreed that the request for the R-5 RDP as planned <br /> was a logical extension of the zoning that is located to the <br /> south and recommended approval of the petition as presented. <br /> Staff recommendations: Mr. Menzies stated that the petitioner's Ij <br /> property is one large 4 .4 acre lot in the Bruce Berry Addition, il <br /> which is located at the Northeast corner of West Mound Road and <br /> Taylor. Surrounding land to the west and east are still in the <br /> county. The site is directly north of B-1 zone and surrounding <br /> _ h side of Mound Road is the 40 acre R-5 RDP <br /> . n the sout <br /> that B 1 zone o <br /> of Sims Manor Addition, which plans for 192 apartment units to be <br /> :� located directly south of the B-1 zone and proposes many duplex <br /> lots as well as single family lots. <br /> - Mr. Berry has for some time indicated a desire to place multi-family <br /> units on this site while the property was still in the County, <br /> but was discouraged from. doing so because of lack of public sewer <br /> and water services. However, staff has indicated a planned R-5 <br /> RDP which would limit the density to no more than 17 units per <br /> acre, the same possible density of the Sims Manor Addition. <br /> This was a logical transitional use that would be in conformity <br /> with the Comprehensive Plan for this corner property when <br /> developed with public services. <br />•Y <br />
