Mr. Cochran <br /> stated that the land is at the corner of Mound & Taylor Streets. <br /> The tract now has utilities available. R5 RDP allows a maximum <br /> of 95 units, but this is an 87 unit building. Staff thought <br /> R6 density was too high for the north side of Mound Road. <br /> Approximately 600 feet to the east is the new Riverside Baptist <br /> Church, which shows it won't be developed single family on the <br /> North side. The property to the west of Taylor is agricultural. I <br /> Beyond that point to Route 121 the property is in an industrial � <br /> subdivision, Country Fair. Immediately south is a five-acre ' I <br /> tract zoned B-1 for commercial use. Some time in the future he � , <br /> said he was sure it will be commercial . If you look in the ! I <br /> upper right hand corner there is a location map. There is <br /> proposed an apartment development with 192 units in Sims Manor. <br /> The development on the North side is less dense than that. One <br /> item on the RDP which is of importance is a storm water retention <br /> plan. When the Berry Addition was developed the storm water <br /> retention pond will not allow any more runoff than that which <br /> presently goes to the Northeast. <br /> At one time we took a sketch plan to the Plat Committee and ; I <br /> we have made some changes since then. We have moved the building �i <br /> to the east property line; there is plenty of green space. He I <br /> said he would answer any questions. <br /> Mr. Woodward asked Mr. Cochran how tall the proposed building i <br /> � <br /> would be and Mr. Cochran said three stories. <br /> Mr. Cochran was asked if on the RDP that a portion of Lot 5 on ,', <br /> the SW corner was being reserved as green space. � <br /> Mr. Cochran said yes, and added there would also be a landscape <br /> screen along that side. 4 <br /> 1`�'.
