Item Coversheet Page 1 of 1 <br /> � <br /> Development Services <br /> DATE: 9/12/2016 <br /> MEMO: No. 16-37 <br /> TO: Honorable Mayor Julie Moore Wolfe and City Council <br /> FROM: Tim Gleason,City Manager <br /> Billy Tyus,Assistant City Manager <br /> Suzan Stickle,Senior Planner <br /> SUBJECT: Rezone 4967 East Lost Bridge Road from R-1 Single Family Residence District to B-2 Commercial District <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning to B-2 Commercial District.The City Plan <br /> Commission voted 7-0 to recommend approval of this petition at the September 1,2016 meeting;the minutes of the meeting are <br /> attached. <br /> BACKGROUND: The subject site located at 4967 East Lost Bridge Road is currently zoned R-1 Single Family Residence <br /> District.The approximately 13.7 acre site has multiple structures located on the site as it was the former Big Creek Stables.The <br /> petitioner proposes to rezone from R-1 Single Family Residence District to B-2 Commercial District that would allow for all those <br /> uses permitted in the B-2 District. <br /> Rezoning the site from R-1 Single Family Residence District to B-2 Commercial District should not create any adverse effects on <br /> the adjacent properties or the City as a whole as the uses to the east,west and south are compatible with the permitted uses of the <br /> B-2 Commercial District.The subject site is located at a signalized intersection of a state route and a collector road which is <br /> conducive to commercial development. The highest and best use of this site is commercial. <br /> The adjacent zoning includes R-1 Single Family Residence District to the south and west and Macon County to the north and the <br /> Village of Long Creek to the east. The adjacent uses include single family residence to the north,commercial to the east and <br /> undeveloped/open space areas to the south and west. Although the Macon County and Decatur Comprehensive Plan shows this <br /> area as open space,the potential for continuation as open space/park is low as the Park District is no longer the owner of the <br /> property. A commercial use at this site located at this signalized intersection is an appropriate use for this property.
