No. 16-32 Petition of R& H Decatur, LLC, to rezone property <br /> located at 4967 EAST LOST BRIDGE ROAD from <br /> R-1 Single Family Residence District to B-2 <br /> Commercial District <br /> Ms. Suzy Stickle was sworn in by Ms. Tara Bachstein. <br /> Ms. Stickle presented the recommendation of staff: <br /> The subject site located at 4967 East Lost Bridge Road is currently zoned R-1 Single Family <br /> Residence District. The approximately 13.7 acre site has multiple structures located on the site as <br /> it was the former Big Creek Stables. <br /> The petitioner proposes to rezone from R-1 Single Family Residence District to B-2 Commercial <br /> District that would allow for all those uses pertnitted in the B-2 District. <br /> Rezoning the site from R-1 Single Family Residence District to B-2 Commercial District should <br /> not create any adverse effects on the adjacent properties or the City as a whole as the uses to the ' <br /> east, west and south are compatible with the permitted uses of the B-2 Commercial District. ' <br /> The subject site is located at a signalized intersection of a state route and a collector road which <br /> is conducive to commercial development. The highest and best use of this site is commerciaL ' <br /> The adjacent zoning includes R-1 Single Family Residence District to the south and west and 'I <br /> Macon County to the north and the Village of Long Creek to the east. The adjacent uses include , <br /> single family residence to the north, commercial to the east and undeveloped/open space areas to ' <br /> the south and west. Although the Macon County and Decatur Comprehensive Plan shows this '� <br /> area as open space, the potential for continuation as open space/park is low as the Park District is ' <br /> no longer the owner of the property. A commercial use at this site located at this signalized � <br /> intersection is an appropriate use for this property. The proposed zoning and permitted uses are i <br /> compatible with adjacent uses. <br /> Staff recommends approval of the rezoning. <br /> Section XXIX. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold a <br /> public hearing on a rezoning request, and then forward its report and recommendation to the City <br /> Council for final approval. A motion to forward Calendar Number 16-32 to the City Council <br /> with a recommendation for approval is suggested. <br /> Mr. Bill Clevenger entered the meeting at 3:03 P.M. <br /> Mrs. Mary Cave, representative, was sworn in by Ms. Bachstein. <br /> Mrs. Cave stated, as staff reported, the property was formally Big Creek Stables owned by the <br /> Park District and it is now privately owned. The petitioner would like to rezone the property to <br /> allow for uses that are allowed in the B-2 District. The proposed rezoning is consistent with the <br /> area. <br /> There were no questions and no objectors present. <br /> It was moved and seconded (Harris/Peck) to forward Calendar No. 16-32 to the City Council <br /> with a recommendation for approval. Motion carried unanimously. <br />
