Anderson to <br /> rezone pr perty commonly known as <br /> 2500 East Pershing Road from R-2 <br /> Single F ily Residence District <br /> to 0-1 Of ice District . <br /> Jim Alling, attorney, was resent representing petitioner. <br /> He stated there were four ompelling reasons to grant this <br /> petition, and one against 't which was an existing home in <br /> close proximity. On the ppsitive side there was the <br /> following: � <br /> 1. It was now vacant and as been since the subdivision <br /> was platted in 1940. hat is in itself evidence <br /> that R-2 is not its be t use. <br /> 2. It should be rezoned t office use because of the <br /> existing office zonin within one block, Blank & Wesselink <br /> offices. Right across the street is zoned M-2 - <br /> Heavy Industrial, Caterpillar Tractor. Further down <br /> the street within one block is B-2 Commercial zoning <br /> at the intersection of 22nd Street and Pershing Road. <br /> 3. Another reason they t ink is compelling is that more <br /> than 2/3rds of the ow ers in the area have consented <br /> to this rezoning. Th reason for asking their support <br /> is an Owners Declarat 'on which restricts the use unless <br /> more than 2/3 of the and owners agree. We have <br /> attached to the petit 'on their written agreement to <br /> this rezoning to 0-1. <br /> 4. In December, 19??, th�s Commission adopted a Comprehensive <br /> Thi <br /> Plan to cover zoning or the next two decades. s <br /> particular parcel was�designated for 0-1 zoning. <br /> Take all these reasons an then take a look at the site .
