Roby and I have inspected the above <br /> captioned land for the possible street vacation. The purpose of the <br /> inspection was to estimate the fair compensation, in our opinion, that <br /> would accrue from the benefits derived from the vacation. <br /> The street in question appears to run from West Main Street on the South <br /> to Fairview Park on the North and according to the plat as furnished has <br /> 15,184 sq. ft. Our calculations indicate this is correct. The inspect- <br /> ion shows utility poles on the East side of the street and a 4" force <br /> sewer main being rather shallow and serving the pumping station near <br /> the park. The land is quite rolling and has not been improved except <br /> the area has been cleared of trees and brush. <br /> The indicated zoning on our map shows R-3, One family residential, <br /> though, in our opinion, this wi11 probably not be a future use. <br /> Based on our inspection of the subject property and our knowledge of <br /> the real estate market, it is our opinion, that the fair compensation <br /> that would accrue the recipients of the benifits derived from the vac- <br /> ation, as of the date of inspection, namely, January 14, 1978, would <br /> be approximately SO�r per sq. ft. or <br /> Seven Thousand Five Hundred Dollars <br /> ($7,500.00) <br />
