. �� ' - <br /> • Platzbecker 2 <br /> Decatur <br /> Lies at the south end of Oak Ridge Drive at the place where the <br /> drive goes to the west and was evidently dedicated for street <br /> use by the developer of this area. Originally to connect to the <br /> 50' park strip along the lake but this was vacated and the segment <br /> south of the involved land was added to the tract to the east. <br /> It is sloping down to the south and most of it has been used as <br /> a yard extension by the owner to the west. <br /> According to the maps there is a 30" sewer through the entire <br /> north-south length which sewer runs from the 24" line along the <br /> lake to the pump station at Lost Bridge Road. The center line <br /> of this sewer is approximately 24 feet east of tF�� west boundary <br /> of the involved land. It would be necessary to provide sufficient <br /> stee) and slab construction if a buitding were to be placed over <br /> the sewer, but this wouid not be a prohibitive expense. <br /> In checking the zoning map it was found that the classification on <br /> the west side is R-3, Single Family and on the east side is R-1 , <br /> Single Family. With water and sewer available it is presumed that <br /> the R-3 would be acceptable and it could be used for a one family <br /> home. <br /> Sales of other lots were checked in order to secure data on which <br /> to base an estimate of value. The following were pertinent: <br /> #1 East of 2420 Brooks Drive Lot 53•5 X 242 sold October <br /> 1976 for $5,000 or 39.6t per SF. Sewer paid, water <br /> across strest. Zoned R-3, one block to north. <br /> #2 Dellwood Drive Lot 60 X 85 X 97 X 100 or 7260 SF. <br /> Sold June 1977 for $5,395 or 74� per SF. Zoned R-3. <br /> Buyer pays for relocation of sewer line, water in <br /> street. In South 5hores. <br />
