77-139 GRANTING SPECIAL PERMIT R-3 RESIDENCE DEVELOPMENT PLAN (GERHARD FLORIAN AND ROGER L. GROHNE)

't . � ^ � • � - 2 - (b) That before applying for a building permit applicable to said premises and before commencing any construction or any improvements on said premises, petitioner cause to be prepared and obtain the approval and recordation of a plat of subdivision in compliance with the subdivision ordinance of the City of Decatur, Illinois. (c) That before applying for a building permit applicable to ' said premises , and before commencing any construction or any improvement on said premises, petitioner cause to be prepared detailed plans and specifications including design data for sanitary sewers, watermains, surface water drainage and drains , streets , sidewalks, driveways, parking lots, entrances, fire hydrants and utilities and submit the same to and obtain the approval in writing of the Director of Public Works and the Director of Community Development of the City of Decatur, Illinois, of the plans and spe�ifications and that which is shown therein. (d) That in the development of said premises under said special permit and in the construction of any and all improvements therein petitioner comply with all applicable building, construction, mechancial, zoning and use codes and ordinances of the city. (e) That the developer fully abide by the water services and Sunnyside Road Improvement Agreement signed by the Mayor of the City of Decatur on June 6, 1977. (f) That should petitioners fail to abide by any or all of the above conditions, said special permit may be revoked and terminated by the City Council. Section 4. That said special permit granted hereby be, and it is hereby, made subject to the applicable provisions and requirements of the Zoning Ordinance of the City of Decatur, Illinois, and that the Zoning Map of said City be amended in accordance herewith.
