�t <br /> . t.I ( � <br /> . � � `�RpF11-MED <br /> � <br /> ORDINANCE NO. � ( <br /> ORDINANCE AMENDING ZONIi�iG ORDINANCE <br /> -PLANNED SHOPPING CENTER DISTRICT - <br /> WHEREAS, upon due notice the Decatur City Plan Commission on <br /> P�Iarch 3, 1977 , held a public hearing upon the petition of the <br /> Director of Community Development to modify and amend Section XIII <br /> of Ordinance i1o. #3512 of the City of Decatur, as amended, known <br /> as �he Zoning Ordinance, said s�ction pertaining to planned <br /> shopping center districts; and, <br /> WHEREAS, the Decatur City Plan Commission did recorimend <br /> that the prayer of said petition be granted and said section be <br /> so modified and amended. <br /> ;1U�•7, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY <br /> OF DECATUR, ILLIPd�IS : <br /> Section l. That the recommendation of the Decatur City <br /> Plan Commission be, and the same is hereby, received, placed on <br /> f ile ancl approved. <br /> Section 2 . That Section YIII of the Zoning Ordinance above I <br /> referred to be, and the same is hereby, amended to provide as <br /> folloTas : ! <br /> A. The regulations set fort:z in this Section or set <br /> forth elsewhere in this Ordinance, when referred to � <br /> in this section are the regulations in the B-3 <br /> Planned Shopping Ceizter District. Such district <br /> shall be laid out and developed as a unit according <br /> to an approved plan as provided below in order to <br /> accomplish its purpose to provide for modern retail <br /> shopping facilities of integrated design in appro- <br /> priate locations to serve residential neighborhoods. <br /> B. USE REGULATIONS: Buildings or premises shall be used <br /> only for the uses permitted in B-1 and B-2 Commercial , <br /> Districts. ; <br /> C. HEIGHT AND AREA REGULATIONS: The height and area re- I�I <br /> gulations set forth in Sections XVIII and XIX snall <br /> be observed; provided, however, that a part of tne <br /> shopping center containing a ground floor area of not <br /> more than 10 , 000 square feet may be erected to a height <br /> of six stories or 90 feet when located not less than <br /> 150 feet from all property lines and when specifically <br /> approved as to arrangement and design, as spec- <br />, <br />
