PARKING AND LOADING REQUIREMENTS : Off-street parking <br /> shall be provided on a ratio of not less than one <br /> . automobile space for every 200 square feet of building <br /> floor area, the floor area to be determined as provided <br /> in Section XX. However, if the center proposed has <br /> known uses that need more spaces than the above ratio, <br /> such as, but not limited to, movie theaters, bowling <br /> alleys, or restaurants, then the required off-street <br /> parking as set forth in Section XX shall apply for the <br /> building ar�a showing that use. <br /> E. PROCEDURE: The owner or owners of a tract of land which <br /> � comprises 3 acres or more may submit to the City Council <br /> a plan for tlie use and development of such tract for tne <br /> purposes of an� meeting the requirements set forth in <br /> this section. Said plan shall be accompanied by evidence <br /> concerning the feasibility of the project and its effects <br /> on surrounding property and other physical conditions <br /> which plan and supporting evidence shall include each of <br /> the follow�ng: <br /> 1. A site plan showing the following information: <br /> a. Existing and proposed contours . <br /> b. General location and size of all structures. <br /> �. Location of all access points . <br /> d. Number and size of parking spaces, loading spaces <br /> and traffic circulation on site. <br /> e. Location and size of sanitary sewers, storm <br /> sewerage systems, water distribution system <br /> f. Areas subject to flooding. <br /> g. Landscaping i <br /> h. Pedestrian walkways. i <br /> 2 . Traific survey report by engineers with recognized <br /> expertise showing: <br /> a. The effect of the proposed shopping center on <br /> the nearby and adjacent street system. <br /> b. Estimated traffic volume generated by proposed <br /> shopping center - peak and off-peaic nours. <br /> 3. Such additional reasonable provisions as to land- <br /> scaping, lighting, signs or other advetising devices, <br /> screening, access ways and building setbacks <br />► <br />
