REVIEW AND APPROVAL: Any such plan submitted to the <br /> City stiall be referred to the City Plan Commission for <br /> study and for public hearing. A copy of the minutes <br /> of the public hearing shall be transmitted to the City <br /> Council and said minutes shall contain a recommendation <br /> of the Plan Commission approving, approving with <br /> modifications, or disapproving the proposed plan. In <br /> formulating its recommendation, the Plan Commission <br /> shall find that the proposed development does or does <br /> not mest the following conditions: <br /> l . Such shopping center is laid out in accordance ��ith <br /> an integrated overall design plan ancl can be <br /> developed within the proposed plan. <br /> 2 . The location and arrangement of buildings , signs, <br /> parking areas, lighting, landscaping, and appurte- <br /> nant facilities are compatible with surrounding uses. I <br /> 3 . Adequate provisions have been included in the plan , <br /> to prohibit the storage of inerchandise materials, I, <br /> and/or equipment in open areas within the center , <br /> which would constitute a hazard or seriously int�r- !, <br /> fere with vehicular or pedestrian traffic, or which '�, <br /> will create a conflict between vehicle and pedestrian <br /> traf f ic. ' <br /> 4 . All roads, driveways, parking and loading areas <br /> shall be constructed in accordance with plans and <br /> specifications approved by the City. <br /> G. DELAY IN CONSTRUCTION: In the event that construction <br /> of the shopping center is not begun within two years <br /> of the date of approval by City Council, the district <br /> shall revert to the same zoning classification existing • <br /> �rior to approval of B-3 District and the zoning regulations <br /> of said prior district shall thereupon be in full force <br /> and effect. <br /> PRESENTED, PASSED and APPROVED this �d� day of , 1977 . <br /> ATTEST: <br /> .-� <br /> ; <br /> , MAYOR <br /> Y CLE <br />
