r � , <br /> ' ` , -2- <br /> ` � (b) That before applying for a building permit applicable <br /> to said premises and before commencing any construction or any improve- <br /> ment on said premises petitioner cause to be prepared and obtain the <br /> approval and recordation of a plat of subdivision in compliance with <br /> the subdivision ordinance of the City of Decatur, Illinois. <br /> (c) That those areas designated on said plot plan as Lots <br /> Numbers 1 through 45 be developed only with detached single family <br /> residences and appurtenant structures and that those areas shown on said <br /> plot plan as Lots 46 through 49 be developed and used only for residential <br /> purposes which may include multiple residential structures not exceeding <br /> one such structure per Lot each of which said structures shall contain <br /> not to exceed twelve dwelling units each. <br /> (d) That before applying for a building permit, applicable <br /> to said premises , and before commencing any construction or any improve- <br /> ment on said premises, petitioner cause to be prepared detailed plans <br /> and specifications including design data for sanitary sewers, watermains, <br /> surface water drainage and drains, streets, sidewalks, driveways, parking <br /> lots , entrances, fire hydrants and utilities and submit the same to and <br /> obtain the approval in writing of the Director of Public Works and the <br /> Director of Community Development of the City of Decatur, Illinois, of <br /> said plans and specifications and that which is shown therein. <br /> (e) That before applying for a building permit applicable <br /> to said premises , petitioner cause the facilities mentioned in subparagraph <br /> (b) hereof to be constructed in compliance with the plot plan aforesaid <br /> and in compliance with said approved plans and specifications , and with <br /> all applicable codes and ordinances of the City, or that petitioner furnish <br /> bond in such amount as may be determined by the Director of Public Works <br /> and in such form and with such surety as may be approved by the Council <br /> upon the recommendation of the Corporation Counsel, conditioned upon <br /> such construction within two years from the date hereof of any part of <br /> said facilities not so constructed before such building permit is applied <br /> for. <br /> (f) That in the development of said premises under the special <br /> permit and the construction of any and all improvements therein, petitioner <br /> comply with all applicable building, construction, mechanical, zoning and <br /> use codes and ordinances of the City. <br /> (g) That before applying for a building permit applicable to <br /> said premises petitioner cause to be prepared detailed plans and speci- <br /> fications including design data for a surface water drainage system both <br /> on and off said premises deemed adequate by the Department of Public <br /> Works of the City by the application of customarily used good engineering <br /> practices and criteria to properly drain and dispose of surface waters <br /> from said premises and the improvements to be constructed thereon and to <br /> carry said waters under Pershing Road and Norwood Avenue without ponding <br /> or flooding or erosion of streets or other premises along the course of <br /> such drainage way. <br /> (h) That the aforesaid cond�tions and the improvements required <br /> to be constructed, furnished and improved as required herein be completed <br /> not later than two years from the date of the passage of this ordinance. <br />
