, . ;� <br /> . 2 � <br /> (b) That befoze applying for a building permit, appli- <br /> cable to said premises, and before commencing any construction or <br /> any improvemEnt on said premises, pQtitioner cause to be prepared <br /> detailed plans and specifications� including design data for sani- <br /> tary se�vers, watermains, surface water drainage and drains, streets, <br /> sidewalks, driveways, parking lots, entrances, fire hydrants and <br /> utilities and submit the same to and obtain the approval in writing <br /> of the Director of Public Works and the Director of Community De- <br /> velopment of the City of Decatur, Illinois, of said plans and speci- <br /> fications and that which is shotvn therein. <br /> ! <br /> (c) That before applying for a building permit applicable �+ <br /> to said premises, petitioner cause the facilities mentioned in sub- <br /> paragraph (b) hereof to be constructed in conpliance with the plot <br /> plan aforesaid and in compliance with said approved plans and speci- <br /> fications, and with aIl applicahle codes and ordinances of the City, � <br /> or that petitioner furnish bond in such amount as may be determined a <br /> by the Director of Public Works and in such form and with such surety <br /> as may be approved by the Council upon the recommendation of the <br /> Corporation Counsel, conditioned upon such construction wi.thin two <br /> years from the date hereof of any part of said facilities not so con- <br /> structed before such building permit is applied for. <br /> (d) That in the development of said premises under the <br /> special permit and tre construction of any and all improvements therein, <br /> petitioner comply with aIl applicab�e building, construction, mechan- <br /> �ical, zoning and use codes and ordinances of the City. <br /> (e) That before applying for a building permit appZicable <br /> to said premises petitioner cause to be dedicated anci conveyed to <br /> the City all utility easements shown on said plot plan and all <br /> srreets and right-of-way shotivn thereon, along �vith alI water mains, <br /> sev��ers, surface water drains and appurtenances to the same and <br /> twenty feet off the entire East end of said pzemises adjacent to <br /> 1Vorth Woodford Street for use by the City as right of way for said street, <br /> or petitioner furnish bond as aforesaid in such amount, form and with <br /> such surety as may be approved by the Council upon the recommendation <br /> of the Director of Public Works and Corporation Counsel, conditioned <br /> upon such dedication and conveyance v�ifhi n two years of the date <br /> hereof. <br /> (f) That the aforesaid conditions and the improvements re- <br /> quired to be constructed, provided, furnished and improved and the de- <br /> dication and com�eyances required herein be completed not later than <br /> two years from the dat2 of the passage of this ordinance. <br /> Section 3. That said special use permit granted hereby be, <br /> and the same is hereby, made subject to the applica6le provisions and <br /> requirements of the Zoning Ordinance of the City of Decatur, Illinois, <br /> - the same being Ordinance No. 3512, as amended, and that thE Zoning Map <br /> of thp City be amended in accordance here�vith. <br /> Section 4. That should petitioner fail to perform any of <br /> all of the aforesaid conditions within the time limited for the per- <br /> formance thereof, this permit shall terminate and be revoked. <br />
