Goltermann � July 21 , 1972 <br /> Re: Street Vacation <br /> West Packard Street <br /> Decatur, Itlinois <br /> West alon the North line of said Lot Seventeen (17) to <br /> 9 <br /> the Northwest corner thereof (being 55•73 feet, more or <br /> less) ; thence North 60 feet to the Southwest corner of <br /> Lot Eleven ( 11 ) in Block Four (4} of said Hills Second <br /> Addition; thence East a distance of 104.62 feet, more <br /> or less, along the South lines of Lots Eleven (11 ) Ten <br /> (10) and Nine (9) , to the point of beginning, situated <br /> in the City of Decatur, County of Macon and State of Illinois. <br /> A review of the public records and or highway project plans indi- <br /> cates the following dimensions: 60 feet on the West , 104.62 feet <br /> on the North, approximately 79 feet on the Southeast and 55•73 feet <br /> on the South. The overall area to be vacated is estimated at ap- <br /> proximately 4,810 square feet. <br /> Site improvements include approximately 1 ,800 square feet of asphalt <br /> surfacing and some rock surfacing with the balance of the parcel be- <br /> ing in grass. <br /> investigation with the City of Decatur reveals no sewer or water <br /> main installation within the subject area. Highway plans reflect <br /> that two existing catch basins will be removed as a part of the <br /> S.B. I . Route No. 48 highway improvements project . The plans also <br /> reflect that this portion of W. Packard is to be closed. Additional <br /> conversation with a representative of the Illinois Bell Telephone <br /> Company indicates that they have no lines within the subject area <br /> and the illinois Power Company advises that they have no gas or <br /> electrical lines within the area. <br /> Based upon our inspection of the subject area and our general know- <br /> ledge of real estate activity in the subject neighborhood it is <br /> our opinion that the compensation that should be paid for the va- <br /> cation of the above described area is, $1 .50 per square foot or ' <br /> $7,215•00 for the 4,810 square foot of area. <br /> Two photographs of the subject area are enclosed. - , <br />
