Goltermann � July 21 , 1972 Re: Street Vacation West Packard Street Decatur, Itlinois West alon the North line of said Lot Seventeen (17) to 9 the Northwest corner thereof (being 55•73 feet, more or less) ; thence North 60 feet to the Southwest corner of Lot Eleven ( 11 ) in Block Four (4} of said Hills Second Addition; thence East a distance of 104.62 feet, more or less, along the South lines of Lots Eleven (11 ) Ten (10) and Nine (9) , to the point of beginning, situated in the City of Decatur, County of Macon and State of Illinois. A review of the public records and or highway project plans indi- cates the following dimensions: 60 feet on the West , 104.62 feet on the North, approximately 79 feet on the Southeast and 55•73 feet on the South. The overall area to be vacated is estimated at ap- proximately 4,810 square feet. Site improvements include approximately 1 ,800 square feet of asphalt surfacing and some rock surfacing with the balance of the parcel be- ing in grass. investigation with the City of Decatur reveals no sewer or water main installation within the subject area. Highway plans reflect that two existing catch basins will be removed as a part of the S.B. I . Route No. 48 highway improvements project . The plans also reflect that this portion of W. Packard is to be closed. Additional conversation with a representative of the Illinois Bell Telephone Company indicates that they have no lines within the subject area and the illinois Power Company advises that they have no gas or electrical lines within the area. Based upon our inspection of the subject area and our general know- ledge of real estate activity in the subject neighborhood it is our opinion that the compensation that should be paid for the va- cation of the above described area is, $1 .50 per square foot or ' $7,215•00 for the 4,810 square foot of area.
