An analysis of the review standards is discussed herein:
Currently, the proposed site plan shows the access to the parking lot for the proposed apartment
buildings does not align with the access driveway on the southside of East King Street serving the four
(4) buildings and their parking areas, west of North MLK Jr. Drive. In order to provide maximum
traffic safety and sound roadway design, the new parking lot curb-cut and second curb-cut on the west
side of East King Street need to be aligned. Staff recommends the proposed access drive to the proposed
parking lot be aligned with the second curb-cut on the west side of East King Street, west of North
MLK Jr. Drive due to traffic safety, roadway design, and to meet the City of Decatur's Subdivision
Design and Construction Standards.
This PD District amendment is consistent with the intent of the original PD District and the
Comprehensive Plan.
The preliminary PD plan has been reviewed and approved by the City's Technical Review Committee,
Planning, Engineering and Fire.
3
