following described premises ("Property")to the Buyer: <br /> A part of the Northwest Quarter(NW '/4) of Section Fourteen(14), Township Sixteen <br /> North(T.16 N.), Range Two East(R.2 E.)of the 3id Principle Meridian, situated in <br /> Macon County, Illinois;more particularly described as follows: <br /> The West 88 feet of the East 195 feet of Lot 12, Block 15 of Allen, McReynolds and <br /> Company's Addition to the City of Decatur, as per the plats recorded in Book"G",page <br /> 365 and Book"H",page 106 of the records in the Recorder's Office of Macon County, <br /> Illinois. <br /> 3. City shall reserve the following described premises as permanent easements for <br /> sanitary sewer purposes and Buyer sha11 grant to City such permanent easements in the replatting <br /> of the two lots at no cost as a condition of this Agreement: <br /> A 50 foot sewer easement on an e�sting 84"brick sanitary sewer running through <br /> the property;having a center line point being 126.4 feet west of the west right of way line <br /> of Martin Luther King Jr. Drive on the north line of said Lot 12, Block 15 of Allen, <br /> McReynolds and Company's Addition and a centerline point 155.7 feet west of the west <br /> right of way line of Martin Luther King Jr. Drive on the north right of way line of East <br /> Main Street. <br /> and also, <br /> A 30 foot sewer easement on an existing 24" sanitary sewer running through the <br /> property; having a center line point being 173.3 feet west of the west right of way line of <br /> Martin Luther King Jr. Drive on the north line of said Lot 12, Block 15 of Allen, <br /> McReynolds and Company's Addition and a centerline paint being 65.4 feet north of the <br /> north right of way line of East Main Street on a line parallel with and 191 feet west of the <br /> west right of way line of Martin Luther King Jr. Drive. <br /> 4. As a specific condition of this Agreement,Buyer agrees and shall cause the Property <br /> and the current lot(s)owned by Buyer and used for his Novel Ideas business and paxking area to <br /> be consolidated and replatted into one(1) lot no later than June 30,2020. Buyer agrees to <br /> transfer the Property to the City if it is not replatted as set forth in this Agreement. <br /> 5. Buyer shall pay to the City the sum of Thirty Thousand Dollars ($30,000} for <br /> purchase of the above described property, said monies to be paid to City at time of settlement in <br /> the form of a cashier's check. City and Buyer agree that settlement sha11 occur no later than <br /> sixty (60)days from the date of this Agreement. <br /> �f� <br />
