Lessee shall and hereby does indemnify and hold harmless Owner against all claims,liability,loss or damage
<br /> whatsoever on account of any such loss,injury,death or damage arising from Lessee's negligence.
<br /> 11. Subleasing. Lessee shall not sublet the leased premises or assign this Lease.
<br /> 12. Damage/Casualty. Owner and Lessee agree that if the leased premises,or any part thereof,is
<br /> damaged by fire,act of God,or other casualty,so as to render the premises untenantable,either party shall have the
<br /> right to terminate this Lease as of the date on which such damage occurs,by written notice to the other,to be given
<br /> within twenty(20)days after the occurrence of such damage. Owner shall not have any obligation to repair the
<br /> premises.
<br /> 13. Right of Entry. Owner and Lessee agree that Owner,or any person designated by Owner,shall
<br /> have the right to enter the premises in the following circumstances and according to the following conditions:
<br /> (a) In case of an emergency;
<br /> (b) To make necessary repairs which Lessee fails to make,to make decorations,alterations,
<br /> improvements or to exhibit the premises to potential purchasers,mortgagees,tenants,
<br /> workmen,contractors,agents or similar persons;
<br /> (c) When Lessee has abandoned or surrendered the premises;
<br /> (d) In the event Owner needs to post notices which Owner may deem to be for the protection
<br /> of Owner,Lessee,other persons or the property;and
<br /> (e) For the purpose of inspecting the premises,as Owner may deem necessary for the
<br /> protection and maintenance of the leased premises.
<br /> 14. Default. If Lessee shall fail to perform any term of this Lease,after not less than five(5)days
<br /> written notice of such default given in the manner required by law,then Owner,at Owner's option,may terminate all
<br /> rights of Lessee hereunder,unless Lessee,within said time,shall cure such default. If Lessee abandons or vacates
<br /> said premises on default,Owner may consider any property left on the premises to be abandoned and may dispose of
<br /> the same in any manner Owner deems appropriate in Owner's sole discretion and Lessee shall have no recourse or
<br /> claim against Owner for disposition of such property or any proceeds obtained by Owner from such disposition.
<br /> Owner shall have the right to discard any abandoned property in Owner's sole discretion. Under no circumstances
<br /> shall Owner be required or obligated to Lessee to store any property left by Lessee on the leased premises after
<br /> Lessee vacates,abandons,or surrenders the leased premises. In the event it shall become necessary in the sole
<br /> discretion of Owner to institute legal proceedings as a result of any breach of this Lease by Lessee,Lessee shall be
<br /> responsible for all court costs and reasonable attorneys fees incurred by Owner.
<br /> 15. Termination/Surrender/Holdover. Lessee may terminate this Lease upon thirty(30)days
<br /> advance written notice to Owner,said notice to be given on or before the first day of the month in which the Lease is
<br /> to terminate. Owner may terminate this Lease upon sixty(60)days advance written notice to Lessee,said notice to
<br /> be given on or before the first day of the month in which the Lease is to terminate. So long as neither party is in
<br /> default of any term of this Lease,and in the absence of written notice from either party to terminate this Lease,this
<br /> Lease shall be renewed for a one month period. Upon termination or expiration of this Lease,Lessee agrees to make
<br /> an inspection of the premises with and in the presence of Owner and/or Owner's agent(s)on the date Lessee vacates
<br /> the premises for the purpose of identifying damage to the leased premises,if any,and returning all keys,access and
<br /> possession of the premises to Owner,and for the purpose of giving Lessee a final opportunity to notify Owner of
<br /> any items which Lessee knows or reasonably should know are in need of maintenance,repair or removal,or any
<br /> items or conditions which Lessee knows or reasonably should know may constitute or create a dangerous or
<br /> hazardous condition. If Lessee shall,without the written consent of Owner,continue to occupy all or any portion of
<br /> the leased premises following the expiration or termination of this Lease,such unauthorized occupancy shall be
<br /> deemed a hold over,and Owner shall be entitled to immediate possession of the premises and may commence legal
<br /> action to recover possession of the premises as well as rent in the amount of Two Hundred Fifty Dollars($250.00)
<br /> for every day of such unauthorized occupancy.
<br /> 16. Miscellaneous. Each Lessee executing this Lease,in the event there is more than one Lessee,
<br /> shall be jointly and severally liable to Owner under this Lease for rent for holdovers or damages to the premises,
<br /> regardless of whether such amounts accrue during the term of this Lease,any renewals of this Lease,or any hold
