The 14.5 acre subject site is located at 150 South Wyckles Road and is currently zoned M-3 <br /> Limited Industrial District. This site was annexed to the City of Decatur in April of 1977. The <br /> site was rezoned from R-1 Single Family Residence District to M-3 Limited Industrial District in <br /> May of 1977 which allowed for the existing facility, including business headquarters, a <br /> manufacturing plant and distribution center to be constructed. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone from M-3 Limited Industrial District to M-1 Intense <br /> Commercial/Light Industrial District which would allow for industrial uses that are permitted <br /> uses in the M-1 Intense Commercial/Light Industrial District. <br /> 2. The proposed rezoning is to M-1 Intense Commercial/Light industrial district. There is currently <br /> an appreciable amount of industrial and commercial development in the area in addition to the <br /> established residential so the proposed rezoning would be in line with what c eptly exists both <br /> in terms of surrounding uses and zoning classifications. There is an ou et for Advanced <br /> Disposal, auto repair facilities and other light industrial uses in the area djacent to some <br /> residential. <br />
