The B-3 Planned Shopping Center District amendment is consistent with the intent of the <br /> originally approved B-3 Planned Shopping Center District. <br /> 2. The addition to the building does not change or alter the essential character of the approved <br /> B-3. <br /> 3. The B-3 Planned Shopping Center District amendment has been reviewed and approved by <br /> the City's Technical Review Committee, Planning, Engineering and Fire. <br /> STAFF RECOMMENDATION <br /> 1. Staff recommends approval of the B-3 Planned Shopping Center District amendment with the <br /> following conditions: <br /> a. Final site, landscaping and lighting plans shall be submitted to and approved by the <br /> Planning and Building Services Department, the Department of Public Works and the <br /> Fire Department prior to building permits being released. <br /> PLAN COMMISSION ACTION <br /> 1. Section XIII.F.2. of the City of Decatur Zoning Ordinance requires the Plan Commission to <br /> hold a public hearing to review the B-3 Planned Shopping Center District plan and report its <br /> findings concerning the effect on the comprehensive plan and compliant with the standards <br /> of review to the City Council.
