The B-3 Planned Shopping Center District amendment has been reviewed and approved by <br /> the City's Technical Review Committee, Planning, Engineering and Fire. <br /> STAFF RECOMMENDATION <br /> 1. Staff recommends approval of the B-3 Planned Shopping Center District amendment with the <br /> following conditions: <br /> a. Final site, landscaping and lighting plans shall be submitted to and.approved by the <br /> Planning and Building Services Department, the Department of Public; Works and the <br /> Fire Department prior to building permits being released. <br /> b. Consumer Credit Services and Pawnbrokers shall be listed in the r otes on the site <br /> plan as uses not permitted on this site. <br /> c. Drainage and detention requirements shall be met in accordance NA ith City Standards. <br /> d. ADA compliant curb ramp shall be provided within easy access to the handicap <br /> spaces in front of the building and the striped walkway. The distance I hat handicap <br /> people need to travel behind parked vehicles shall be minimized. <br /> PLAN COMMISSION ACTION <br /> 1. Section XIII.F.2. of the City of Decatur Zoning Ordinance requires the PIan Commission to <br /> hold a public hearing to review the B-3 Planned Shopping Center District plan and report its <br /> findings concerning the effect on the comprehensive plan and compliance with the standards <br /> of review to the City Council.
