3. The developer of the subdivision is also the owner of thel Baymont Hotel. <br /> He wants to sell the hotel and get out of that business. The proposed <br /> subdivision creates a new lot , Lot 1 ,which the Hotel sets on that meets all <br /> lot requirements. If the resubdivision does not take place then the <br /> proposed Lot 2 of 3.54 acres will never be developed. <br /> 4. It would be in the best interest of the City to approve this request as it <br /> creates a new lot where a future development could take place, otherwise <br /> the property will remain vacant , a very underutilized property. Why not <br /> create the opportunity for new revenue to the City through real estate <br /> taxes and possibility sales taxes, new jobs etc. ? <br /> 5. The existing access roadway meets the minimum city w�th requirement of <br /> 24 feet and is built out of 6 inch concrete pavement. Thi roadway will <br /> adequately serve the Hotel and any proposed user of the new Lot 2. A <br /> maintenance agreement will address future maintenance , snow plowing <br /> etc. <br /> This is a win win for the City , creating an additional developable lot without any <br /> additional public right of way to own and maintain. The approval of the subdivision does <br /> not create any present or future hardships for the City. Please place this item on the <br /> March 7, 2013 Plan Commission Agenda for their consideration.
