r, r <br /> Excerpts from Plan Commission Minutes of February 3,2011 continued: <br /> According to section XIX.G.2 of the Zoning Ordinance the Plan Commission shall review the <br /> application at a public hearing and will make findings concerning the consistency of the application <br /> with the Comprehensive Plan, the Zoning Ordinance and other land development regulations. <br /> Based on the findings, the Plan Commission will make a recommendation to the City Council. A <br /> motion to forward Calendar Number 11-02 to the City Council with a recommendation for approval <br /> is suggested. <br /> Mr. John Mickler stated the staff handed all members of the Commission a letter from neighbors of <br /> the proposed project with suggestions. <br /> Mr. Terry Smith asked if the petitioner had seen the letter. Ms. Stickle stated the petitioner received <br /> the letter prior to the meeting. <br /> Mr. Phil Cochran, representative, said the property has set vacant for several years and prior to that <br /> it was a membership only swim club. B & R Development purchased the property and has been <br /> waiting for a proper type of development to fit into the neighborhood. Mr. Romano spoke with the <br /> adjacent neighbors and they were very happy to find a professional office was going to be <br /> developed. <br /> Mr. Cochran said they received the letter right before the meeting and were not aware of any <br /> problems before. They have very quickly reviewed the items and agree with all of the suggestions <br /> except for the last item which asks for the entire building to be brick. <br /> Two sides of the building will be brick the other two will have vinyl siding on them which will have <br /> a residential look compatible with the neighborhood. <br /> Mr. Smith asked Mr. Cochran to address the first bullet point in the letter. Mr. Cochran said the <br /> building does sit at an angle. The major views of the building from Route 51 will be brick. <br /> Mr. Charles A. Zweck said he is the person who submitted the letter. He stated the neighborhood is <br /> in agreement with Mr. Cochran concerning the use of the property. Mr. Zweck did not feel it would <br /> be an issue if the side of the building that faces the creek was not brick. The other three (3) sides <br /> should be brick. <br /> Mr. Cochran stated two (2) of the sides will be brick. The northwesterly side of the building, which <br /> will be the main entrance of the building, will be brick. The southwesterly side of the building will <br /> also be brick. Those are the sides that will be seen from Route 51. The other two (2) sides will be <br /> vinyl siding. <br /> It was moved and seconded (Smith/Peck) to forward Cal. No. 11-02 to the City Council with <br /> recommendation for approval as presented by staff with the addition of the first six (6) bullet points <br /> from the neighbor's letter. Motion carried unanimously. <br /> The six (6) bullets points were not read aloud, however, for clarification purposes they are as <br /> follows: <br /> • The site break fence should be relocated to the north edge of the parking lot (south, instead <br /> of north of buffer yard 1 where it is in the drawing), as the planning staff recommends. <br /> • The fence should then be extended to a point north of the proposed rear (east) fence of the <br /> trash enclosure. <br /> • The proposed rear (east) fence of the trash enclosure should be extended north and <br /> connected to the east end of the site break fence, forming a corner. <br />
