Excerpts from Plan Commission Minutes of January 6,2011 continued: <br /> Ms. Deadrick-Wolfer stated the property owner, Kurt Meurlot, is her brother and her mother <br /> lives at 2387 Florian Avenue which is adjacent to this property. The vacant lot has been in her <br /> family for years and at this time they request they be allowed to put a duplex on the property. <br /> Ms. Cindy Deadrick-Wolfer said that currently north of the lot is an apartment complex with six <br /> (6) units and there are multi-units further down the street. <br /> Mr. Mickler stated that two (2) Commission members received letters objecting to the duplex <br /> being built. A photocopy of the letter was previously handed to each Commission member <br /> present. <br /> Mr. Steve John said he received this letter at home. Mr. John asked if staff had any comments <br /> concerning the on-street parking that was objected to in the letter. Ms. Stickle said the parking <br /> for a duplex would require two (2) parking spaces per unit. The duplex would not necessarily <br /> create anymore on-street parking than a single family residence would if it were to be built on <br /> this property. <br /> Ms. Elayna Sadorus questioned staff as to whether the amendment to the RDP was increasing the <br /> density of the original development by allowing a duplex on a lot that was originally designated <br /> as single family. Ms. Stickle stated no, the density is not increasing by allowing a duplex to be <br /> placed on Lot 22 of Home Park Manor 4th Addition that was originally intended as single family. <br /> The density is actually decreasing because Lot 20 was designed for three (3) multi-family <br /> buildings as part of the original RDP and is currently developed as three (3) single family homes. <br /> It was moved and seconded (John/Smith) to forward Cal. No. 10-36 to the City Council with <br /> recommendation for approval as presented by staff. Motion carried unanimously. <br />
