Excerpts from Plan Commission Minutes of November 5,2009 continued: <br /> A full redevelopment agreement will be put together for this project if it does occur. A detailed <br /> time line will be in the agreement. <br /> Ms. Susan Vermette was sworn in by Mrs. Poland. <br /> Ms. Vermette is a State Farm Agent whose office is in the Staley Credit Office building. Staley <br /> Credit is in the middle of a major renovation to their building. Ms. Vermette is getting ready to <br /> spend a significant amount of money putting signage in and is concerned on how high the <br /> proposed building is going to be. She is not opposed to the redevelopment but wants to make <br /> sure it does not affect her signage. Mr. Cochran said the new building will be set off the <br /> property line almost fifty (50) feet and will not affect her signage. <br /> Ms. Sadorus voiced concern over another metal building being built. Mr. Cochran stated the <br /> existing buildings have been in the location for sixty (60) years with no improvements made. <br /> Niemann Holdings is planning a tremendous improvement to the site. <br /> Chairman Terry Smith stated the Planned Shopping Center District does give the City a little <br /> more control over what is done than a B-1 Neighborhood Shopping District. He said the <br /> Commission should trust staff to make this something that is atheistically pleasing. <br /> Mr. Niemann said Niemann Holdings currently operates eight-five (85) stores in three (3) states. <br /> They have been working with the owner for six (6) years to try and get something done with the <br /> shopping center. They will make a major improvement to the area and he is confident that the <br /> City will be happy with what is there once it is done. <br /> There were no objectors present. <br /> It was moved and seconded (Edwards/Anderson) to forward Cal. No. 09-49 to the City Council <br /> with recommendation for approval as presented by staff. Motion carried unanimously. <br />
