Excer ts from Plan Commission Minutes of Jul 3 2008 II <br /> P Y ' � <br /> CaL No. 08-24 Petition of THE WOODS, LLC for an amendment <br /> to the R-6 PUD Multiple Dwelling District Planned <br /> Unit Development and B-2 PUD Commercial <br /> District Planned Unit Development at 1135 WEST <br /> WOOD STREET. <br /> Ms. Stickle presented the recommendation of staff: <br /> The subject site is currently developed with 13 multiple unit residential structures. The <br /> structures have a total of 156 dwelling units consisting of 136 four (4) bedroom units and 20 <br /> three (3) bedroom units. Also on the site is an office structure and a commercial structure. The <br /> City Council approved the R-6 PUD Multiple Dwelling District Planned Unit Development and <br /> the B-2 PUD Commercial District Planned Unit Development in December 1995 which allowed <br /> for the construction of 14-12 unit buildings for a total of 168 units, an office building and a retail <br /> building. In August of 1997, Council approved amendments that included the reduction of <br /> approved units from 14 to 11 and plans showed the center as a landscaped area that in the future <br /> may have three (3) residential buildings constructed. The amendments also included the <br /> construction of a second floor to the commercial building to be used as office space for the <br /> Millikin Institute. Building permits were issued to build a three (3) story 12 unit residential <br /> structure in 2002 and again in 2003. <br /> The subject petition requests amendments to the R-6 Planned Unit Development and the B-2 <br /> Planned Unit Development to allow for the construction of a recreation building and an outdoor <br /> pool for the residents and their guests. The amendment will also include bringing the parking lot <br /> to the south into the PUD. Also, the amendment includes allowing the two (2) buildings in the <br /> center of the development that have already been constructed to replace the landscaped area as <br /> called out in the approved 1997 amendment that could have been u ed for the construction of <br /> three (3) additional buildings. These buildings were constructed anc�approved through the site <br /> plan process. The site plans will now show the as built locations o�the residential structures. <br /> This amendment will be included in these amendments to allow the site to be in compliance with <br /> City Zoning Ordinance and the approved PUD. <br /> The proposed amendments are consistent with the character of the previously approved <br /> development and general area. <br /> The landscaping and lighting will not change with the proposed amendments as noted on the <br /> attached plan. <br /> Parking spaces currently provided well exceed those approved by the original planned <br /> development as well as the requirements of the current Zoning Ordinance. <br /> Based on the above analysis, staff recommends approval of the amen�ments to the R-6 PUD and <br /> the B-2 PUD with the following condition: ' � <br /> a) The deleted fire hydrant should be relocated to the south sid of the proposed recreation <br /> center and accessible to fire apparatus in the parking lot. i <br /> b) Final site, landscaping and lighting plans shall be reviewed b�y the Economic and Urban <br /> Development Department, the Department of Engineering and Infrastructure and the Fire <br /> Department prior to construction. <br />
