Stewart, Transportation Planner <br /> SUBJECT: Rezone from R-6, Multiple Dwelling District and B-2, ommercial District to O-1, <br /> Office District at 144 and 154 East Johnson Street and 1 OS North Water Street <br /> SUMMARY RECOMMENDATION: Staff recommends approval f the rezoning as proposed. <br /> The City Plan Commission voted 6-0 to recommend approval of this petition at the April 5, 2007 <br /> meeting; the minutes of the meeting are attached. <br /> BACKGROUND: The subject site is located at 144 and 154 East Jo son Street and 1805 North <br /> Water Street and contains approximately 0.66 acres (29,000 square fee ). Two of the lots are vacant <br /> and the third has a single family residence on the property. The petit'oner proposes to rezone the <br /> three lots from R-6, Multiple Dwelling District and B-2 Commercial istrict to O-1, Office District <br /> in order to build an office building which will house a law office. <br /> The Decatur Urban Area Land Use Plan shows this area as a mixed us area which includes Office, <br /> Commercial, and Commercial Planned Development. The propo ed use is compatible with <br /> adjacent uses in the surrounding area. The rezoning should not h ve an adverse affect of the <br /> surrounding area. The rezoning and proposed use is consiste t with the intent of the <br /> Comprehensive Plan and the Decatur Urban Corridors Plan. <br /> POTENTIAL OBJECTION: None <br /> INPUT FROM OTHER SOURCES: None <br /> STAFF REFERENCE: Any additional questions may be forwarded t Joselyn A.
