The subject site is approximately 9,400 Sq. Ft. and is currently vac t. <br /> PROJECT DESCRIPTION <br /> 2. The petitioner has recently demolished the residential properties o the subject site. The subject <br /> site is currently vacant and the petitioner wants to develop it as co ercial property. <br /> 3. The subject site is currently zoned R-3 Single Family Residence Di trict. To be able to develop <br /> the property commercially the petitioner needs to rezone to commer ial district. <br /> STAFF ANALYSIS <br /> 4. The general area of the subject property is at the intersection of o (2) principal arterial roads <br /> (US Route 36 and 22nd St). The comprehensive plan of Decatur esignated the triangular area <br /> bounded by 22nd St or US Route 121 to the west and Prairie Av to he south and US Route 36 to <br /> the Northwest as Commercial District. <br /> 5. Most of the properties in this triangular intersection are zoned co ercial and currently have <br /> commercial uses except for the subject site which is zoned residenti 1. Properties to the south of <br /> the subject site are zoned and used as single family residential. <br /> 6. Decatur Urban Corridors Master Plan identified this area as the " ive Points District" as five <br /> highways and streets intersect unconventionally. This attracts hi volume of vehicular traffic <br /> that creates congestion and vehicular and pedestrian conflicts. <br />
