Excerpts from Plan Commission Meeting of February 2, 2006 <br /> Cal.No. 06-07 Petition of ROBERT BRISCOE, dba AGRI-LOAD for <br /> a Conditional Use Permit to allow an inter modal <br /> grain handling facility at 1102 North Eighteenth Street. <br /> Mr. Mark Smith was sworn in by Ms. Jesse. <br /> Mr. Smith presented the recommendation of staff: <br /> The property in question has been zoned M-1 Light industrial District for decades. It has <br /> been used for a number of industrial uses during the ensuing years. Most recently, Union <br /> Iron, Inc. occupied the premises. The property south of Condit Street has been used as a <br /> rail yard for decades. The rail yard and surrounding property is zoned M-2 Heavy <br /> Industrial District. <br /> In 1994, Lots 188 and 189 of Dodson's Second Addition which lie immediately west of <br /> and across East 18th Street was rezoned from R-3 Single Family Residence District to <br /> M-1 Light Industrial District. In 1999, Lots 153, 184, 185, 186 and 187 of Dodson's <br /> Second Addition which lie north, northwest and west respectively was rezoned from R-3 <br /> Single Family Residence District to M 1 Light Industrial District. <br /> The property contains six(6) lots each measuring 50 feet by 124 feet for a total of 37,200 <br /> square feet(0.854 acres). The property is improved with an existing building, a small <br /> parking lot on the south side of the building and associated ingress and egress from 18th, <br /> 19th, and Condit Streets. There is another building located on property immediately <br /> north which is also owned by the petitioner. Most of the subject property is paved in <br /> gravel at this time. <br /> The petitioner is requesting a Conditional Use Permit in order to operate the inter modal <br /> facility. The petitioner proposes to use the existing building and premises for the inter <br /> model transport of grain from truck to rail. The petitioner previously stated that grain <br /> will be accepted and unloaded inside the existing building. The grain will be loaded on <br /> wheeled containers, taken outside the building, weighed on scales and transported to a <br /> rail loading site nearby. The south ten(10) feet of the building (located on Lot 150)will <br /> be removed and the scales will be installed. <br /> Engineering has approved the plans for ingress and egress. As a result, new drives and <br /> paving will be installed as shown on the site plan. Up to ten(10) wheeled containers may <br /> be stored on the site at any given time. All of the adjacent and nearby uses are industrial, <br /> with the exception of a single family dwelling to the west of the subject site. That <br /> residence is zoned M-1 Light Industrial District. ' <br /> I�� <br />
