The amended PD will need to be approved by City Council <br /> before building permits are issued for the remaining parts of the retail strip. <br /> The Plan Commission is to review a planned development application along with the site <br /> plan and base their recommendation upon the consistency of the application with the <br /> comprehensive plan, the zoning ordinance and the subdivision ordinance if appropriate. <br /> A motion to forward Calendar Number OS-24 to the City Council with a recommendation <br /> for approval is suggested. <br /> Mr. Phil Cochran, representative for petitioner, was swom in by Ms. Jesse. <br /> Mr. Cochran stated that the property was rezoned to a B-2 previously and there was no <br /> plan for development at the time. With the possible new addition of a freestanding <br /> Walgreens, this would have to be rezoned to a PD Planned Development. Mr. Cochran <br /> stated that the plan has been reviewed by the planning department at the City of Decatur <br /> and it is the desire to leave most paving in place and only remove areas replaced with <br /> landscaping. Staff is reviewing existing signs and proposed signs. <br /> Mrs. Sadorus questioned if the area north of the proposed building would be resurfaced. <br /> Mr. Cochran stated it would and east of the main driveway would also be, paved. <br /> Remaining paving will be restripped only. <br /> Mrs. Sadorus questioned whether the handicap parking stalls on the plan are existing or <br /> new. Mr. Cochran stated they will be new and that Walgreens does have specific codes <br /> they follow for this. <br /> Mr.Nordholm questioned whether the plan met the landscaping requirements. Mr. <br /> Cochran stated it did. <br /> There were no objectors present. <br /> It was moved and seconded(Smith/Stewart) to forward Cal. No. OS-24 to the City <br /> Council with the recommendation for approval as submitted by petitioner. Motion <br /> carried unimously. <br />
