Stewart, Transportation Pla�_ <br /> � <br /> SUBJECT: Request to rezone from R-1, Single Family Residence District to Planned <br /> Development District at 3360 Lost Bridge Road <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition as proposed <br /> with the following conditions: 1) Landscaping shall be provided according to the ordinance <br /> (boulevard trees); 2) Sight screening shall be provided along the east property line; 3) Sidewalks <br /> shall be provided along South 34th Street; and 4) Thirty-fourth Street shall be paved to match <br /> existing paving to the north. Staff finds the proposal to be compatible with the adjacent uses in the <br /> area as well as the Decatur Urban Area Land Use Plan. The City Plan Commission voted 9-0 to <br /> recommend approval of this petition at the August 5, 2004 meeting; the minutes of the meeting are <br /> attached. <br /> BACKGROUND: On The subject property is currently undeveloped and is 77,022 square feet or 1.77 <br /> acres in size. The petitioner proposes to rezone the property from R-1, Single Family Residence District <br /> to Planned Development District to construct three (3) duplex units. The site could be developed with <br /> three(3) R-1 lots, eight(8)R-21ots, twelve (12)R-3 lots or fifteen(15) R-5 lots. <br />� Access to the property will be from South 34th Street. No access will be allowed from Lost Bridge <br /> Road. The property will be subdivided into three (3) lots as shown on the site plan. The minimum lot <br /> area for two family development is 5,000 square feet. The proposed lots range in size from 18,200 <br /> square feet to 30,300 square feet. <br /> Utilities will be provided: an eight (8) inch sanitary sewer will be extended from the west; water will be <br /> extended from the north. <br /> POTENTIAL OBJECTION: There were objectors to this petition at the Plan Commission <br /> meeting. The main concerns were the increase in traffic along 34th Street and Lost Bridge Road and <br /> the fact that duplexes would be allowed in a Single Family District. <br /> INPUT FROM OTHER SOURCES: None <br /> STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A.
