The subject property is currently undeveloped and is 77,022 square feet or 1.77 acres in size. <br /> PROJECT DESCRIPTION <br /> 2. The petitioner proposes to rezone the property from R-1, Single Family Residence District to Planned <br /> � Development District to construct three (3) duplex units. Access to the property will be from South <br /> 34th Street. No access will be allowed from Lost Bridge Road. The property will be subdivided into <br /> three (3) lots as shown on the site plan. The minimum lot area for two family development is 5,000 <br /> square feet. The proposed lots range in size from 18,200 square feet to 30,300 square feet. <br /> 3. Utilities will be provided: an eight (8) inch sanitary sewer will be extended from the west; water will <br /> be extended from the north. <br /> STAFF ANALYSIS <br /> 4. Most of'the properties surrounding the site are zoned R-1, Single Family Residence District and <br /> developed as such. <br /> 5. Upon review of land use and zoning patterns of the area, staff is of the opinion that the rezoning is <br /> consistent with the other single family uses. <br />
