invitees located in or visiting the building. Such persons shall have the right to park vehicles <br /> in any marked spaces located on the top two (2) floors in Garage B. No such persons, nor any <br /> other persons, shall be charged any fee by ADM for the use of Garage B. <br /> 1(b). After 6:30 p.m. Monday through Friday, and all day on Saturday and Sunday, <br /> the premises leased hereby to ADM shall be available for parking to the general public, on <br /> such terms and conditions as the City shall determine; however, ADM employees and visitors <br /> will be able to park without charge in the area leased by ADM. <br /> 1(c) ADM shall permit the City full and complete access to the leased premises for <br /> purposes of maintenance, repair and inspection. The City shall have the right to close all or a <br /> portion of the leased premises for purposes of maintenance or repair. <br /> 2 2. The term of this Lease shall commence on January 1, 2002, and shall expire <br /> on January 1, 2022. ADM shall have the right to renew this Lease for two successive five- <br /> year terms on the same terms and conditions, effective upon giving notice at least 90 days <br /> before the end of the then-current lease period.. <br /> 3. ADM shall not pay any rent to the City for the spaces leased hereby during the <br /> duration of the Lease and any options exercised hereunder in consideration for ADM's <br /> location of one of its facilities in downtown Decatur, Illinois. <br /> 4. The terms and provisians of this Lease are not assignable by either party without <br /> the express written consent of the other,which consent shall not be unreasonably withheld; <br /> but the City shall retain discretion regarding the general health, safety and welfare of the <br /> community. The City retains the right to sell Garage B at its discretion and such sale shall be <br /> subject to the terms and conditions of this Lease, provided the sale is expressly conditioned <br /> upon the buyer's assent to the terms and conditions of this Lease. <br />
