� � , <br /> Existing Conditions - $20,000 <br /> The consultant will conduct an inventory of the existing conditions along the <br /> corridors. This will include an analysis of existing traffic volumes and travel <br /> patterns. The general condition of the public improvements (i.e., condition of the <br /> road pavement, curbs, sidewalks, etc.) shall be inventoried. Areas that include <br /> public elements such as overhead power lines, etc., shall be identified. This <br /> inventory shall be included on a digital base map of the area. <br /> An inventory of existing land uses shall also be conducted. This will include a <br /> block-by block description of the land uses along the corridors. The existing <br /> condition of all buildings and improvements (including signs) along the corridor <br /> shall be included. These existing conditions shall also be indicated on the digital <br /> base map. A summary of issues and priorities as well as a digital existing <br /> conditions map will be the products of this task. <br /> Analysis - $12,000 <br /> Based on the existing condition inventory, the consultant shall identify <br /> opportunities and constraints within the study area. This shall include an analysis <br /> of existing zoning regulations to determine the extent to which existing conditions <br /> are a result of zoning requirements. <br /> The consultant shall determine planning and design issues and identify areas for <br /> land use changes within the corridors. A steering committee workshop to receive <br /> local input shall be conducted. The consultant will use various media, including ; <br /> the Internet, for communicating with the public about this project. An outline of '� <br /> potential development policies will be a product of this task. ' <br /> Alternative Concepts - $12,000 <br /> Based on the above analysis, the consultant will prepare two or more alternative <br /> concepts for improving the appearance and function of the corridors. Each <br /> concept will explore opportunities for redevelopment within the study area. <br /> These alternatives will be presented to the Steering Committee for discussion <br /> and recommendation. <br /> After selection of a concept by the Steering Committee, the consultant will <br /> suggest strategies for implementation of the selected concept. <br /> Land Use Policies - $10,000 <br /> The consultant will recommend land use policies for the corridors based on the <br /> concept adopted by the Steering Committee.
