1 access at both U. S . 51 and Mound Road. A <br /> 2 right-in/right-out approach bisects the site along <br /> 3 U. S . 51, and a full intersection is provided in <br /> 4 alignment with the Remington Village Apartments <br /> 5 entrance . The Petitioner has shown adequate <br /> 6 utilities to serve the site, including water and <br /> 7 sewer . <br /> 8 The development has been designed to provide <br /> 9 the following landscaping and site screening <br /> 10 features : A buffer yard area along the west and <br /> 11 south property lines, ranging from 40 to 61 feet in <br /> 12 width, a pedestrian walk connecting the dead end <br /> 13 streets at Union Street and Main Street to the <br /> 14 internal pedestrian circulation system, a green <br /> 15 screen system of trellis panels and vegetation on <br /> 16 selected areas of the west and south facades of the <br /> 17 125, 400 square foot building which will house <br /> 18 Target, as well as privacy fencing between the <br /> 19 buffer yard area and the loading docks and the <br /> 20 compactor area, which is located on the west side of <br /> 21 the site near the truck entrance . The storm <br /> 22 detention basin has been provided at the southeast <br /> 23 corner of the site . The detention area provides <br /> 24 drainage for the entire site consistent with City of <br /> 8 <br />
