Currently, the subject site consists of the St. Mary's Hospital campus with vacant lots <br /> adjacent to the current west side visitors'parking area. Main access to the properties on the <br /> site is from Riverside Avenue and Buena Vista Drive. A six inch water main and an eight <br /> inch sanitary sewer connection as well as a 10-inch storm sewer system are available to the <br /> site from these streets. <br /> 2. Prior to 1972, the area surrounding St. Mary's Hospital used to be zoned R-1 and R-3. With <br /> the addition of inedical office buildings on the east and west side of the hospital, rezonings to <br /> O-1 occurred on portions of the St. Mary's property to allow for this change in use. <br /> However, the hospital building itself remained in the R-3 District. <br />
