Upon receipt of the study by both parties, the <br /> Owners and the City shall agree on improvements to Maryland and <br /> 44th Streets consistent therewith. Such improvements shall be <br /> constructed by the Owners pursuant to plans and specifica- <br /> tions approved by the Department of Public Works, but only after <br /> the Owners execute a lease for use of a portion of the Premises <br /> by a tenant, and the City shall reimburse the Owners for one-half <br /> (1/2) of the cost thereof for all improvements adjacent to the <br /> Premises; provided that, the reimbursement for such adjacent <br /> improvements shall not exceed One Hundred Fifty Thousand Dollars <br /> ($150, 000) regardless of the actual cost thereof. Said <br /> reimbursement for adjacent improvements shall be paid in <br /> increments of Thirty-Seven Thousand Five Hundred Dollars <br /> ($37, 500) , or one-fourth (1/4) of the total cost of adjacent <br /> improvements, whichever is less, and each increment is payable <br /> only after (a) the issuance of each building permit for the <br /> Premises, pursuant to Chapter 67 of the City Code, or (b) the <br /> issuance of any such permit or permits for each twenty-five <br /> thousand (25, 000) square feet of building space, whichever of (a) <br /> or (b) first occurs . The Owners shall not be responsible for t�e <br /> cost of any improvements to any portion of Maryland Street not <br /> adjacent to the Premises, but the City may require the Owners to <br /> construct such improvements in conjunction with the adjacent <br /> improvements and shall reimburse the Owners for the full cost <br />
