Library and any future tenant parking spaces on the east portion of the parking lot or reasonably <br /> similar spaces. The City shall restrict, as a provision in each lease, all tenants' employees <br /> (including the Library's employees) from parking in the area immediately east of the Library <br /> entrance and west of the Annex Building. The Library agrees to the forgoing restriction. <br /> G. Surrender. Upon the expiration or other termination of this Lease, the Library shall <br /> surrender the Leased Premises to the City, together with all other property affixed to the Leased <br /> Premises (with the exception of Library's trade fixtures), broom clean and in good order and <br /> condition, ardinary wear and tear excepted. Any damage caused to the Leased Premises by <br /> removal of any property shall be promptly repaired by the Library at its expense. <br /> H. Sale and Transfer. Prior to any transfer or sale of the Library Building the City shall <br /> provide the Library with ninety (90) days' notice. If after such notice, the City transfers or sells <br /> the Library Building to any person or entity during the term of this Lease Agreement including <br /> any renewal terms, it agrees to relocate the Library under the following terms: <br /> i. The City shall bear all costs relating to the relocation of the Library and provision <br /> of replacement space for the Library, including all acquisition and build-out costs <br /> of the replacement space, all Library moving expenses, and all other reasonable <br /> expenses attributed to the relocation incurred by the Library. <br /> ii. The replacement space shall be reasonably similar to the then existing Leased <br /> Premises in terms of location, size, layout, configuration and access to parking. <br /> iii. The Library shall have the right to reasonably consent to the location, size, layout, <br /> and configuration of the replacement space and parking area. The Library shall <br /> not unreasonably withhold its consent. <br /> Page9of15 <br />
