Library and any future tenant parking spaces on the east portion of the parking lot or reasonably similar spaces. The City shall restrict, as a provision in each lease, all tenants' employees (including the Library's employees) from parking in the area immediately east of the Library entrance and west of the Annex Building. The Library agrees to the forgoing restriction. G. Surrender. Upon the expiration or other termination of this Lease, the Library shall surrender the Leased Premises to the City, together with all other property affixed to the Leased Premises (with the exception of Library's trade fixtures), broom clean and in good order and condition, ardinary wear and tear excepted. Any damage caused to the Leased Premises by removal of any property shall be promptly repaired by the Library at its expense. H. Sale and Transfer. Prior to any transfer or sale of the Library Building the City shall provide the Library with ninety (90) days' notice. If after such notice, the City transfers or sells the Library Building to any person or entity during the term of this Lease Agreement including any renewal terms, it agrees to relocate the Library under the following terms: i. The City shall bear all costs relating to the relocation of the Library and provision of replacement space for the Library, including all acquisition and build-out costs of the replacement space, all Library moving expenses, and all other reasonable expenses attributed to the relocation incurred by the Library. ii. The replacement space shall be reasonably similar to the then existing Leased Premises in terms of location, size, layout, configuration and access to parking. iii. The Library shall have the right to reasonably consent to the location, size, layout, and configuration of the replacement space and parking area.
