improvements made on the demised premises by th� Lessee. All ad valorem real <br /> estate taxes and general and special assessments assessed against the demised <br /> preznises for its leased condition shall be paid by the Lessee during the term of this <br /> Lease. <br /> 6. The Lessee covenants an�i agrees with Lessor as follows; <br /> a) Lessee will pay rent as herein reserved without notice or demand. <br /> b) The Lessee will, at its sole cost and expense, care far,maintain and <br /> repair the pipes, heating systems, electrical systems and similar nonstructured items <br /> located upon the demised premises and keep the entire demised premises free from <br /> waste or nuisance af any kind. Lessee fur(her agrees that it will, at its sole cost and <br /> expense, care for the grounds around the building, including the mowing of grass, <br /> care of shrubs and general landscaping. <br /> c) The Lessee shall have the right, from time to time to make all such <br /> alterations and improvements to the decoration of the interior of the leased premises <br /> as shall be reasonably necessary or appropriate in the Lessee's judgment for the <br /> Lessee's conduct thereon of its business, provided that prior to the commencement of <br /> any such alterations of improvements the Lessee shall in each case, have forwarded to <br /> the Lessor notice in writing of the plans and specifications therefore. If, within 30 <br /> days after such plans and specifications are submitted by the Lessee to the Lessor for <br /> such approval and the Lessor shall not have given the Lessee notice of disapproval, <br /> such plans and specifications shall be considered approved by Lessor. At the <br /> expiration of the Lease terrn or upon sooner termination of this Lease, the Lessor <br /> shall have the right to require the Lessee to remove such fixtures at the Lessee's cast. <br /> d) The Lessee will, during the term of this Lease, and at its own <br /> expense carry comprehensive general liability insurance at limits of at least <br /> $1,000,000 for bodily injury per occurrence, and $500,000.00 property damage. The <br /> policy shall cover accident or damage in or about the demised premises, the <br /> sidewalks,parking areas, entrance-ways and all other portions of the building thereon <br /> and sha11 name the Lessor as an additional insured thereunder. The policy shali <br /> further contain a provision that it may not be cancelled without giving ten days prior <br /> written consent of such cancellation to Lessor and sha11 be with an insurance <br /> 2 <br />
