, <br /> � w • • � <br /> settlement. All title insurance expense and documentary stamps, <br /> if any, shall be the responsibility of the Buyer. <br /> 3 . At Settlement, Seller shall deliver to Buyer a Warranty <br /> Deed to the Premises, subject only to those matters to which the <br /> title may be subject as provided in paragraph ( 2) and conveying <br /> the benefits of all easements appurtenant of record prior to the <br /> execution of this contract, if any, in such form and together <br /> with such documentation as shall be required for recording said <br /> deed. Owners shall also furnish Buyer at se'ttlement all <br /> documentation necessary to protect Buyer from mechanic' s liens. <br /> 4 . The agreed purchase price of the property described <br /> herein is Seventy-four Thousand and 00/100 Dollars ( $74, 000 . 00) . <br /> The Buyer shall make full payment at Settlement. <br /> 5 . In the event that the Buyer pays more money, on a <br /> dollar-per-acre basis, to the owner of any other tract shown on <br /> Exhibit A hereto, whether through the exercise of the power of <br /> eminent domain or otherwise, the Buyer shall pay to the Owner the <br /> difference between such higher per-acre price and the purchase <br /> price herein provided, on a per-acre basis and for the number of <br /> acres purchased hereby. This covenant shall survive the deed. <br /> 6 . At or before Settlement, Owner shall pay for or give <br /> Buyer credit for general real estate taxes for 1990 and all prior <br /> years. Buyer shall be responsible for real estate taxes for 1991 <br /> and subsequent years and special assessments now a lien against <br /> the Premises and all water bills or water main or sewer <br /> 2 <br />
