Assist in the reviewing of bids or negotiate with <br /> contractors to perform the work. <br /> 4 . Provide unit pricing format for construction documents. <br /> 5. Assist in the preparation of an owner/contractor agreement � <br /> for signature as set forth in the construction documents. <br /> Phase III - Construction Observation <br /> 1. Conduct a preconstruction meeting. <br /> 2 . Prepare change orders and assist the City of Decatur in <br /> negotiation of a reasonable price for changes in the project <br /> scope of services to be performed by the contractor. <br /> 3 . Review shop drawings and material submittals for conformance <br /> with the construction documents. <br /> 4. Review pay requests submitted by the contractor for work <br /> complete to date of pay request. <br /> 5. Provide an experienced restoration technician for five (5) <br /> days at the start of the repair work to perform on-site <br /> observation and to train a public works employee, who will <br /> perform continuous on-site observation thereafter. Six (6) <br /> additional ,two (2) day on-site observations will be made at <br /> one week intervals as part of the basic services. WALKER <br /> could provide full time resident services, if required, as <br /> additional service over and above the maximum fee. <br /> 6. Furnish progress reports to the City of Decatur indicating <br /> the status of work completed between periods of on-site <br /> observation. <br /> 7. Answer questions of contractor regarding construction <br /> documents. <br /> 8. Maintain a punch list that will be updated periodically and <br /> furnish a final punch list upon completion of the work. <br /> 9 . Assemble all warranties required by the construction <br /> documents. <br /> continued. . . <br /> � <br />
