8. Prepare report which: <br /> a. Summarizes reviews <br /> b. Recommends improvements to correct existing deficiencies <br /> c. Recommends improvements to more effectively serve existing and <br /> future building use per the Space Utilization Plan. <br /> d. Recommends phased implementation schedule <br /> e. Presents Project Cost Opinion <br /> B. Phase II-Design Required Improvements <br /> 1. Prepare contract Plans and Specifications for worlc determined in Planning <br /> P hase. <br /> 2. Prepare Opinion of Probable Construction Cost and Opinion of Time. <br /> 3. Phase II shall not be started until authorized in writing by OWNER. <br /> C. Phase III-Construct required improvements <br /> ADDITIONAL Paragraph 3-Additional Services <br /> SERVICES <br /> Additional Services-If authorized by both parties,the ENGINEER shall furnish <br /> additional services of the following types. <br /> A. Construction staking. <br /> B. Negotiations in purchase of property. <br /> C. Preparation of Documents for alternate bids or services during re-advertisement <br /> for bids for construction. <br /> D. Soil borings,soil testing or soils analysis. <br /> E. Planning,zoning,appraisals,valuations and/or financing studies. <br /> F. Revising previously prepared studies, reports, design documents, drawings or <br /> specifications; or services during redesign due to changes requested by the <br /> OWNER or regulatory agency,changed site conditions, or unexpected subsurface <br /> conditions. <br /> G. Assistance to the OWNER for services rendered in connection with promotion of <br /> any municipal bonds or other types of financing, referendums and subsequent <br /> issues thereof. <br /> H. Furnishing a set of reproducible Record Drawings based on the marked-up prints, <br /> drawings and other data furnished by the Contractor and which the ENGINEER <br /> considers significant. <br /> I. Furnishing construction observation or on-site project representative. <br /> 2 <br />
